The ICD team has a detail oriented process to evaluate acquisition targets. We identify the key processing steps, verify jurisdictional fees and meet in person with city staff  to identify and understand project specific nuances. Through our research, we provide clients the detailed information required to assess the viability of a property. 

Our financial underwriting is based on years of work directly for and with public and private homebuilding companies. We create detailed financial cash flows using the most current market information, while  running targeted sensitivity analysis to test key financial assumptions. 

Island Cove Development can serve as the public face for a client’s development project at city and public meetings. Our experience includes navigating the entitlement process through city staff,  negotiating Development Agreements, Conditions of Approval and other required approvals with municipal and agency stakeholders.   

The implementation of an approved project requires detail oriented execution of the business plan, while maintaining flexibility to adjust to changing market conditions and site specific developments.  As Project Manager, ICD acts as the project lead, managing third party consultants, city staff and public outreach.
